A: As required by the Tennessee Real Estate Commission (TREC), both Lakeside Property Rentals LLC and our Property Managers are licensed.




A: Both owners and tenants can reach a staff member for emergencies by calling our after-hours emergency number. We understand that many of our owners still work full-time jobs and need to reach us after hours to discuss their property. Our office is staffed M-F 9am-5pm, but after-hour appointments can be scheduled for your convenience.




A: According to our Lease Agreements, rent is due on the first (1st) of each month and is considered late if it is not received by end of business on the fifth (5th) of the month. If rent is late, we assess a late fee and will send a late rent notice. If rent remains unpaid, we begin legal eviction proceedings as soon as allowed by the Tennessee Uniform Residential Landlord and Tenant Act.




A: We will mail the owner a check or deposit the rent proceeds directly into the owner’s bank account (by ACH direct deposit) by the 15th of each month.




A: Lakeside Property Rentals LLC manages both short- and long-term rental homes. Leases are signed when a tenant will occupy a home for longer than 3 months. You, the property owner, will specify the shortest rental period you wish to allow.




A: Long-Term tenants will typically pay one month’s rent as a security deposit. We also collect additional deposits for departure cleaning and pets. Short-term guests will either provide a credit card or pay a Security Deposit.

A: Lakeside Property Rentals LLC manages residential homes, townhomes and condos, both furnished and unfurnished, short-term and long-term.




A: You will be provided with an owner portal where you can log in any time at your convenience, day or night, to obtain detailed monthly statements and other important documents. Keeping informed about your investment has never been easier.




A: As per the rules outlined in the Tennessee Uniform Residential Landlord and Tenant Act, Lakeside Property Rentals LLC will hold the tenant’s security deposit(s) in a bank account used only for escrow funds.




A: Lakeside Property Rentals, LLC fully complies with the Fair Housing Act and Fair Housing Amendments Act. We cannot discriminate against anyone who is a member of a protected class under the Act. You may prohibit smoking and you may disallow pets. Please note that the Americans with Disabilities Act requires that service animals must be allowed!
